Vacant staging, luxury (3,500–6,000 sq ft)

$8,500 – $18,000

Full-home install with investment-level furniture and art. Medina, Clyde Hill, Bridle Trails, north-end Mercer Island.

Waterfront & estate (6,000+ sq ft)

$18,000+

Custom scope. Priced against the list price, not the square footage.

Every quote assumes a two-day install, a 30-day lease of the inventory, and de-stage at close. Extensions past 30 days are billed at roughly 15 percent of the install fee per additional month.

What does home staging include?

Furniture, art, rugs, lighting, bedding, ceramics, books, plants — everything you see in a photograph. Delivery, install, styling, a 30-day lease, and de-stage at close are typically all included in the quoted price. Utilities and any home prep work (paint, cleaning, landscaping) are on the seller.
